If we close on April 1st or 2nd when will our first mortgage payoff be due?

Is there a rule on this?

99% of time it will be June 1. You will pay packet interest at closing from April 2-April 30. So this is a big chuck of money due at the closing because you are choosing to close so far from the end of a month.

Then your June 1 payment covers May interest and so on from near.

If you would close March 31 you would not have any prepaid interest due at closing but your first payment would afterwards be due May 1.
You have two options.

Option 1: If you close on a purchase or refinance (primary residence, second home, or investment) and the loan funds back the 7th of the month, you can do an interest credit. This means you can get a credit of prepaid day by day interest and your monthly payment would be due May 1st. This will lower your closing costs, however your 1st payment could be due contained by 3 weeks.******Something to keep in mind....if you refi a primary residence, you hold a 3-day right of rescission, meaning you have up to 72 hours from the time you close to make over your mind. If you are purchasing (any type of property) or refi-ing a second home/vacation home or investment property..you DO NOT have a 3-day right of rescission.

Option 2: You can close and starting on the day the loan funds (see above) you will clear pre-paid interest through the end of the month and your first payment will be due June 1st.

At settlement you will pay "prepaid interest" for the month of April until the shutting down of the month.

Since your mortgage is paid in arrears, your first gift would not be due until June 1
