Best risk cohesive mortgage split next to 2 children to provide for residing next to mother?

Looking for the best way to deal near finance of joint mortgage compensated totally by mother with no contribution from father towards children and property. Removal of second name and looking for best track to buy out, protect property etc with children to provide for.

In UK, as far as the mortgage is concerned, no lender will remove a borrower unless the remaining borrower can 'afford' the mortgage in his/her sole nickname according to lenders policy.
