and I can't refi due to no equity. Do I have any options?

Dont ride it out. There are lots of options available if you know how to ask for them. If you are contained by an adjustable you can qualify for a loan modification or a short refinance despite your credit score. A traditional refinance will not work becuase there is probably no equity within the home because of where the market is. You can try to negotiate beside you lender on your own, which may take 6 months, or hire a company to rep you and get it done within 3-6 weeks. Email me if you would like to know more.

FHA will refinance up to 97% loan to value if all you entail is a rate/term reduction (they will do cash out up to 95% loan to value).
If that won't work ask your lender to freeze your rate for a few more years. A friend of mine freshly had hers frozen for 5 years. FHA is better though if you can. You are surrounded by the exact same situation as millions of other American homeowners. THere is nothing inherently wrong with have an ARM. They might go down again if the Federal Reserve lowers interest rates. You will be glad you kept it. Also, refinancing to any other loan is going to cost you $6,000. At a time when you are obviously not rich otherwise you wouldn't be worrying nearly your ARM payments. Don't refinance. Just ride it out. You don't have many well brought-up options because you have no equity. Don't construct it worse by doing something that costs you even more money and/or equity. FHA loans are expensive and add fees to the loan amount so your equity gets worse. I approaching FHA and use them several times but they are expensive and don't solve your problem.
