What determines mortgage rates for say a 30 yr fixed ....with adjectives the fed rate cuts does that help....i hear it also dealt with 10yr bonds...but than i hear it mostly deals with the mortgage put a bet on securities...so which one is it....when is a good time to refinance or lock in a honest purchase price
