I'm a single mom and I did an FHA loan in Texas which allowed me to put down 3%--now 3.5%.

I purchased new construction and the builder rewarded a lot of the fees and paid $ to buy down my rate to 5.375.

If you hold some money saved for the down payment plus other moving expenses you should consider an FHA--as it won't edit out your savings.

Check with trial builders to see what incentives they are offering. Initially I didn't think I could afford new construction BUT the interest rate I get made it better for me to go new and acquire a lower rate than pre-owned.
