Mortgage loan, what do you expect?

Me and my bf have alot of money saved up more than ample for a down payment, he has be in the same mission for 9 years now and he makes great money. The solitary problem is he has terrible credit. We hold my parents to co-sign and they do not currently have a mortgage to pay (they enjoy paid it off) and they have great assets and generate good money. Do you think we will know how to get a loan for a mortgage with them as co-signers, a moment ago worried because of the bad credit thing and because of the reduction right now. We live in Canada Ontario.
Answers:
It is not your parent's responsibility to co sign because your boyfriend has terrible credit. He requirements to clean up his credit himself and not involve them. Cosigning is a huge responsibility. If anyone but my parents asked me to guarantee their loan, I would decline. I would only co sign for my parents because I trust them implicitly.

Your partner requirements to get a credit card, make a regular purchase beside it, then repay it immediately. He wishes to do that weekly for six months. When he repays, he needs to repay a dollar extra so that the balance is surrounded by the black. Over time this will improve his credit rating, so in six months, you might be capable of buy a house without a co signer. You should do this also. It will help if both of you own better credit ratings. Also, consider getting a part time job to increase your income. Then, you'll own a higher income to debt ratio when you apply for a mortgage, and you'll be a safer bet for the lender.

If he is declined for a credit card, DO NOT apply for any more credit cards. Every time you do that, it go on your history, regardless of whether the card was issued or not, and it will make you look ominous to the lenders.

Put your partner on all the bills, and then foot them well before the due date. This creates a diary of him being a good repayer. Do this for at lowest six months.

While you're doing all this, keep in your favour a down payment so that you need to borrow the complete minimum amount of money. That will improve your chances of human being accepted for the loan anyway.

While he improves his credit, you only just need to wait. And formulate sure you have thoroughly researched the area you want to buy. Start looking very soon, but don't apply for a mortgage until you've given his credit a chance to improve. There are various 'perfect' houses. You'll get one eventually. But you don't want to be paying 12% on the homeloan or more for 30 years.

Best wishes
If your credit is fitting I think you should be okay without cosigners. It's better not to put the assets of others at risk if you don't hold to. When you say you have satisfactory for a down payment, how big are you talking percentage-wise? That will put together a lot more difference with a lender.
You guys should be capable of get a mortgage without co-signers.

Make sure you don't budge over your head- keep your loan payments/taxes no more then 33% of your gross income. You don't want to be house poor.
That's great that he cleaned up his act and owes zilch.

However, before you buy a home together you have to listen to what Beyonce said give or take a few what a boyfriend should do http://www.youtube.com/watch?v=-2pitbGn95I

if your bf make great money now tell him to clear up his credit beforehand you buy a home with this man. what are you thinking? if you are even thinking about getting married to him he desires to clean up the past so you can hold a future. Never buy a home until wed.
