Mortgage loan approved, house have minor damages, but would similar to street trader to repair them.?

I just got my mortgage loan approved but the house recieved some diluted in hurricane Paloma. I spoke to the seller who said that he would repair them. what should i do to see that he honors his word! no money have been release as yet! what can my loan officer do to sustain?

In my opinion, it's always a mistake to own the seller do the repairs. They'll do the cheapest, quickest, dirtiest job possible and won't protection how good it looks or how long it would last.

I've other had a financial allowance made to the sale price of the home if nearby were any repairs needing to be done, and next taken care of having them done myself, so I know they're done properly.
Have a professional of your choice do an estimate of repairs or a quote for repairs in writing. Take a copy to the title company, dealer, realtor(if using one) and lender. Lender may require repairs to be done before closing or not. The amount should be debited from the seller's proceeds. This should be contained by writing on the contract. The title company can do this or your realtor.
