Pension Credit: rent and mortgage problems?

Hi, this is a bit of a strange one - i and my mother own a property for which she gets help next to her part of the mortgage. My fixed rate mortgage is coming to an end, and i am have trouble getting another, decent, mortgage as my mum is over 65! i cannot take her cross off the property and charge her 'rent' as housing benefit will not pay it as she previoulsy owned the property! what can i do??

I don't take your problem. If you are the wage earner then her age is irrelevant. The edge will need her to be a co-signer of the mortgage deed as she is a co-owner of the underlying asset. This will protected their title lien. The fact that she has no income is not fabric and therefore neither is her age.

Look at it this way; most houses are co-owned by married couples and surrounded by many cases there is one employed person. The mortgage company has no problem with this.

Maybe they are not correctly reading you? Try asking for a mortgage on your own and then just put her given name on the application as a co-signer.
Housing benefit should cover your mother's share of the costs, but the way the different benefits interact is complicated. Go and see Citizens Advice. They have a computer program to unscramble it.
