Answers:
No you won't. Your credit score is horrible and she does not earn adequate to get it by herself. Suggest you get your credit report for free at http://annualcreditreport.com and dispute as much as you can.
Then do doesn`t matter what else is necessary to increase your score. Getting both above 750 will obtain you the lower mortgage rates.
It may work, but it will depend on how much you put down. A 20% down pay ($58k), 5% fixed rate for 30 years would give you a $1,245 monthly payment + property taxes and insurance. The monthly money alone creates a 33% debt ratio using just your wife's income. More information is needed such as the amount for property taxes, homeowners insurance and total of others monthly bills on the credit report. Assuming that she has no other debt and ($15k) within reserves or savings after closing, it's close. Increase your credit score will support.
