Well, let's see... (this has nil to do with you... yet)
but this is the reason AMERICA IS IN A RECESSION! ancestors with bad credit getting loans for something they can't afford. similar to I said, this, maybe, isn't your case. perchance you have a great job, only just got into trouble once or twice with some credit card or sports car loan.... fine. BUT, if you have bad credit, after the only loans you'll get will be dignified interest, or an adjustable rate (ARM) this is why people are foreclosing... they get into some sweet agreement (they think) then after a year or two. BAM... the rate goes up and you're screwed! and forget getting any support then... well the governing body might bail you out. For the time being, just RENT.... it costs smaller quantity, you can start to repair your credit, and you won't have to worry in the order of losing your home.
Don't do it, just wait.
Depending on the extent of harm done to your credit it can range from not getting a mortgage at all to getting one near very high interest rates.

You didn't mention how low your win really is. In addition to your score, what's the rest of your credit history resembling? Do you have outstanding overdue/collections? If so, you'll have to address those first. If you've have collections in the past you want to brand name sure they are historic ie) > 2 yrs ago.

Your income/ability to pay will be a major factor as economically. If you have good income, they'll be more potential to give you a chance. If your mark is really messed up be prepared to pay double digit interest rates.

And I cannot promise you that you will get a mortgage, considering I have no impression what's on your credit history.
My best advice to you is to find a MORTGAGE BROKER in your nouns. Don't just got to a sandbank.. Do you have a HUNT Real Estate ERA in yor nouns? They have in house Mortgage Brokers. Wells Fargo? GMAC Mortgage?
