Married. Husband not on mortgage - Can he buy a house himself using his own credit?

State of GA - He wants us to rent my house and get another house below his own name. Using only his own income. No conjugal issues, he wants a bigger house for the kids.

While you can use one and only his income, the mortgage company will want both credits to pass because of the community property issue.
