Obtaining a mortgage beside poor credit?
My estranged husband and I are awaiting the finalization of our divorce as we settle on our jointly purchased home. I devoted my time home with the children while anyone financially dependent on him. However, whatever credit I did have previous and during our wedding, was poor. Now, I am about to ask the mortgage company to re-write the loan exclusively surrounded by my name as it currently reflects one and only his while both names are on the property deed. What are my probability of having the loan re-written or obtaining one through another mortgage company? Also, are nearby any lenders known for helping trustworthy people who enjoy had poor credit in former times? Thank you in advance.
Answers:
No situation how small the mortgage lender is, they are not likely to go out on a upper limb for someone who is "trustworthy". That's what caused the housing crisis in the first place.
These days, your credit have to speak for you and it has to speak well. 650 is almost the bottom of the cask of credit scores that banks will run for mortgages. Anything else, and you're looking at high interest rates.
As far as them re-writing the loan for you, you would have to consider your state law. Your husband might have to sign over his rights, you might have to use equity to "buy him out" of his portion of the creation...there are a lot of factor that come into play with joint ownership. Your loan officer should know how to switch that, though.
You can't transfer it into your name. If he is the solely one on the mrtg now.
If you have a credit win below 620, middle, you don't have a very perfect chance in getting a home loan.
You can verbs your own credit and see what is on it, for free. If you want to see the actual scores you will have to take-home pay. OR you can call a mortgage company and have them do it.
Good Luck!
