Later I signed papers to get my nickname off the deed for the house. My entitle is still on the mortgage. Is there anything I can do beyond her refinancing the house in her own entitle to fix this? I need out of this situation and I don't no what to do

Unfortunately not. Your are still responsible for that loan until she refinances. If she is late on a payment and default on that loan it could effect your credit. The best route would be to have her refinance that loan. Since her mom said she would help, possibly she can cosign with her?
Good luck!
Be very nice to her, she have posession , she has the title (sole owner?) but you have the debt! tray to convince her
to refinance the loan to be precise probable the only way. Good luck.... Maybe ask to a Title Co. close to Chicago Title, Founders, it depends where you live (for the title co.)
Yeah, get a attorney, because she just screwed you.
There is NO WAY around getting an attorney at this point.
Now you owe money on a property that you no longer legally own or hold control over. You can't even require her to refinance because you don't have control over the property anymore.
Is her name even on the mortgage? Your post doesn't right to be heard...if not, then you newly bought her a house.
This was a huge mistake, so you need to see a Real Estate attorney...not a nonspecific practice that just lists that along near other things, you need someone who does that all hours of daylight, every day.
PS: Also, don't be too disheartened. Judge's understand that alot of associates don't understand the impact of what they sign and if you do it sooner than later, later your options to reversing it, increase dramatically.
Hi Diesel,
You need to convince the girl so that she refinances the loan surrounded by her name. Otherwise, you will have the requisite to pay off the loan.
However, if at adjectives she does not agree, then you can request the lender explaining the situation and asking for a novation, the process by which one can transfer a loan. Again, if she is not of a mind to take over the responsibility of the loan, then there's no bearing out for you but to continue making the payments. And, one more item, if the girl is also on the loan, then she should be paying for a part of the payments and that can relief to reduce your burden.
Thanks,

Hope your loan is FHA. If it is and you have moved out and she proves she has be making the payments for 8 months, she can streamline the mortgage with no income or credit verification (just accurate payments past 12 months) and remove you from the loan.
Other then that..... Not that I know roughly speaking. But you never should have taken your name stale the deed without her removing you bad the loan. Now you have no leverage to get her to refinance. Sorry I wont play monday morning QB. One point you can do is threaten to call the Lender and tell them you took your entitle off the deed. Many times that will piss them rotten enough that they forclose. You legally arent suppose to do that in need the lenders permission. It gives them a right to foreclose. But if she is paying in good time, with this current market I doubt they will do a article.
Good luck but you might be lucky and have an FHA loan. I would check. Source(s): 15 years mortgage exp.

see if your state does a quick claim work to get your name sour the title. That doesnt necessarily get you off the loan though. Have her refi and capture you off will be the best way.

You got yourself into a pickle that will be hard to exit from. She would own to refinance in order to attain you off since the lender has no incentive to remove a mortgagor from the loan. So, it's her house and you're to some extent responsible for the loan. Sorry, but I've never found another way and I run into this more often than I precision to admit.
Tell her she needs to refi within her name or you will put the place up for sale .
There is no other road to get your name bad a mortgage but to re-fi or sell .
She asked you to move , stop being a wuss . . .
Tell her to return with her parasite *** in gear & take caution of business or else .
( unless you were violent or substance abuser or pedophile , after count your blessings you weren't shot )
